The house is worked through in the same order every year, station by station. Readings and images are recorded against each one, so next year's record can be compared to this one.

THE GRADING

Red, amber and green

Every finding is written with its consequence and a price to fix what we find, or a licensed contractor's quote where the work is theirs, so nothing is left as "you may want to look at that".

Red

Needs attention now. Written with what happens if it waits, and what it costs to fix.

Amber

Not yet, but planned for. Written with roughly when, and carried into the three-year budget so it is a decision and not a surprise.

Green

Sound. Photographed and measured all the same, so next year has something to compare against.

A SAMPLE FINDING · STATION 10 · SAFETYRED
A yellowed battery smoke alarm on a hallway ceiling, dust in the vents

Battery smoke alarm in the hallway is past its date

MEASURED
The label reads manufactured 2013. A smoke alarm is rated for ten years from that date.
IF IGNORED
An old sensor can pass the button test and still be slow to notice smoke.
THE FIX
Replace the alarm, test it and date-label it. $95 added to any visit, or $75 for members. It is on the published price list.
Sample. Fictional house. Red means now. It does not mean expensive. In a real record, this card carries the photograph taken on the day.
A SAMPLE FINDING · STATION 01 · ROOF AND DRAINAGEAMBER

Downspout at the back corner empties beside the foundation

MEASURED
The run ends 8 in from the slab. After rain, the soil at that corner stays wet a day longer than the rest of the yard.
IF IGNORED
Soil kept wet against one corner of a slab swells and shrinks with the weather, and the corner moves with it.
WHEN
Planned for spring. Carried into your three-year budget.
THE FIX
Extend the downspout so the run discharges away from the slab. $225 added to any visit, or $175 for members. It is on the published price list.
Sample. Fictional house. Amber means planned: a date and a price, so it is a decision and not a surprise.
A SAMPLE FINDING · STATION 09 · DOORS AND WINDOWSGREEN

Sliding patio door runs true on its track

MEASURED
Opens and closes with one hand and latches without lifting. Rollers quiet, track clean, weatherstrip continuous with no daylight showing.
THIS YEAR
Nothing to do. Photographed and measured, so next year's record has something to compare against.
WATCH FOR
More effort to slide, or a draft at the latch side. Rollers wear before they fail, and the repair is on the published price list.
Sample. Fictional house. Green means sound, and still photographed and measured, so next year has a comparison.

A complete sample Home Record

Twenty-three pages, exactly as a household receives it: the summary, every finding with its photograph and price, the equipment register, the maintenance calendar and the sources behind the numbers. The household and the address are invented, and the photographs are illustrative.

What is in it

  • 121 checks across 12 stations. Roof and drainage, envelope, foundation, attic, mechanical, plumbing, electrical, kitchen and baths, doors and windows, safety, exterior, grounds.
  • Photographed and measured. Readings and images recorded against each station, so next year's record can be compared to this one.
  • Equipment register. Make, model, serial and age of every major system in the house, with its published life range.
  • Red, amber and green findings. Every one written with its consequence and a price, so nothing is left as "you may want to look at that".
  • A three-year budget. What the house will need and roughly when, so replacements are planned rather than discovered.
  • Delivered in person. Your technician goes through it with you in person. The Home Record arrives as a PDF 24 to 48 hours after the visit, in English or Spanish, and, if you prefer paper, printed and bound at no charge.
  • It stays yours. The record is permanent, and it is yours to keep whatever you decide next year.

Almanac coordinates licensed electrical, plumbing, HVAC and gas work. It does not perform it, and it adds nothing to the contractor's price.

WHO WROTE IT

Your named technician, Luis Franco, leads every visit. When a job needs two people, a second Almanac technician comes along. Every Almanac technician is an employee of the company, background-checked and identified. The record is written by the people who do the work, and it is yours.

Two ways to get it

YOUR HOME

The Home Record is priced by the house.

Prices are for a home up to 3,500 sq ft with one HVAC system, one water heater and up to three bathrooms. Beyond that only the Home Record costs more: $95 for each extra 1,000 sq ft or part of one, $60 for each extra HVAC system, $30 for each extra water heater and $30 for each extra bathroom. Monthly prices never change with the size of the house. Plus tax where applicable.

Your Home Record: $595. All of it comes back as credit on your last payments of the year, for members who complete it.
