STANDARDS

The written standard every visit works to.

Every Almanac visit follows a written standard: how we arrive, how we protect your home, how the work is done and how it is documented. It is the reason our technicians deliver the same result every time, and it is published here in full so you can hold us to it.

How a visit runs

Six things that are true of every visit, whether it is one job at a fixed price or a full day by the hour.

You know who is comingBefore the visit you receive your technician's name by text, and every technician carries Almanac identification.
We arrive within your scheduled windowIf anything affects the schedule, you hear from us before your window opens, never after it has closed. If we miss your window without calling first, the visit minimum is waived.
You need not be homeIf you would rather not be, a key or a code can be arranged in writing, and the service report tells you what was done.
Your house is protected before work startsFloors, surfaces and anything near the work are covered before a tool comes out.
We clean as we go, and again at the endYou should not be able to tell where we worked except that the thing is fixed.
We treat the house as yours, not a job siteQuiet, tidy, nothing moved without asking, and the price confirmed in writing before anything starts.
AFTER EVERY SERVICE

What holds the price

A published price is only worth something if you know what it assumes. Here is what it assumes, and the short list of things that stop the work and send us back to you for a new number, in writing, before anything continues.

The price holds when

  • The work is reachable without moving furniture, appliances or stored belongings
  • The existing construction is sound, with no hidden rot or damage behind the surface
  • Power and water are on and the area is clear
  • Materials are supplied, or are standard items on the truck
  • Your home is inside the service area

We stop and re-quote when

  • Opening up reveals damage that was not visible
  • The wall or frame will not hold a standard fastener
  • Access needs a ladder above the second story, scaffolding or a crawl space

The work pauses, you get a new number in writing, and nothing continues until you say yes.

$125Deposit to hold your visit. It comes off your bill. Move the visit 24 hours or more ahead and the deposit moves with it. Cancel 24 hours or more ahead and it is refunded in full; $50 comes back between 24 and 12 hours; nothing inside 12 hours.
$195The least a visit costs in labor. $125 for members. It is not a fee on top: your jobs count toward it.
One tripNo second minimum. Everything else on the list is charged at its listed price, in the same visit.
30%Buying charge on materials we buy for you, added to our receipted cost. 20% for members. Never less than $80 a visit ($60 for members). Before we buy any single item over $100, we check with you.
365 daysWorkmanship warranty, in writing. Read the warranty (PDF). If our work fails inside a year we come back and make it right.
On the daySmall items from our truck, such as screws, anchors and caulk, are billed at what they cost us plus 30% (20% for members), with no minimum. If something you were to supply is missing or does not fit on the day, you choose. We come back when you have it, as a new visit. Or we buy it then: the time away is billed at the hourly rate, in quarter hours, and the item at the receipt plus 30% (20% for members). A visit that cannot be finished because something you were to supply is missing is billed for the work done, with the visit minimum. The return is a new visit.

What we arrange instead

Some work belongs to a licensed specialist. We do not pretend otherwise, and we do not hand you a phone book. We source the quotes, check the contractor, schedule the work, and keep the paperwork.

Roofing
Structural and foundation work
Gas of any kind
Heating and cooling beyond a filter change
Pest treatment
Sewer, septic, wells and pools

Almanac coordinates licensed electrical, plumbing, HVAC and gas work. It does not perform it, and it adds nothing to the contractor's price.
