The Home Record
A written account of the house at a point in time. Not opinions. Measurements, photographs and equipment data, graded and priced, produced by the same trusted technician every year.

- Photographed and measured. Readings and images recorded against each station, so next year's record can be compared to this one.
- Equipment register. Make, model, serial and age of every major system in the house, with its published life range.
- Red, amber and green findings. Every one written with its consequence and a price, so nothing is left as "you may want to look at that".
- A three-year budget. What the house will need and roughly when, so replacements are planned rather than discovered.
- It stays yours. The record is permanent, and it is yours to keep whatever you decide next year.
- Shared with family, if you wish. With your permission, we send every report to a son or daughter as well.
Almanac coordinates licensed electrical, plumbing, HVAC and gas work. It does not perform it, and it adds nothing to the contractor's price.

Three memberships. Choose how much you want handled.
The Season is the one most households choose, and the one we recommend: four visits, one per season, with the record revised after each. The Cornerstone is for a household that wants the document. The Steward is for a household where nothing waits.
We are new. The first twenty-five member households keep their monthly price for as long as they remain members.

The Home Record is priced by the house.
Prices are for a home up to 3,500 sq ft with one HVAC system, one water heater and up to three bathrooms. Beyond that only the Home Record costs more: $95 for each extra 1,000 sq ft or part of one, $60 for each extra HVAC system, $30 for each extra water heater and $30 for each extra bathroom. Monthly prices never change with the size of the house. Plus tax where applicable.
Your Home Record: $595. All of it comes back as credit on your last payments of the year, for members who complete it.
Pay for the Home Record once. Stay the year and it comes back.

The credit is for members who complete the year. Leave earlier and the Home Record is still yours to keep. From the second year the Home Record update is $395, paid and credited back the same way. We write to you thirty days before each anniversary, and your price does not change during your membership year. Prefer one payment? A year in advance costs eleven months, Home Record included. Four seasonal visits, and what each one is for
Four visits a year, scheduled in advance against how Texas weather actually works. Freeze watch runs alongside: before any significant freeze, every Season and Steward member gets a call, and protection visits are scheduled in booking order.
Filters, batteries and caulk are included in The Steward's visits. The Season pays our receipted cost plus the member markup.

A membership for your parents' house.
The membership can be in your name. Every report and the Home Record go to you both, and your parent sees the same named technician at every visit. The Home Record and the calls can be in Spanish. You pay and receive every report and invoice by email, wherever you live; your parent only has to open the door.

Priced for a home up to 3,500 sq ft. Larger home?
Due when you join: $990. That is your Home Record, $595, and your first month, $395. The $595 comes back as credit on your last payments of the year.
Read your Home Record first. If you decide within fourteen days of receiving it that membership is not for you, we stop there. You keep the Record; the Home Record and the first month already paid are not refunded, and nothing further is charged.
One visit, $595 for a home up to 3,500 sq ft. Nothing is charged until we have agreed a date. Join within thirty days of receiving your Home Record and it is already paid.
Cancel any time with thirty days' notice. If a prepaid year ends early, the refund is worked out as our terms set out.
